Photorealistic 3D aerial and masterplan renderings for real estate developers, planners, municipalities, homebuilders, and hospitality brands. From bird's-eye hero shots and drone-integrated composites to multi-phase masterplans, site studies, and entitlement photomontages, we help teams communicate scale, context, and vision at the altitude that makes a project make sense.

Aerial work is one slice of a broader practice — see our architectural rendering portfolio for exterior, interior, and amenity projects across every property type.

01: Bird's-eye hero views

Bird's-Eye Hero Aerial Renderings

Overview

The hero aerial rendering is often the single image that carries a project through investor decks, community meetings, and launch campaigns. We render low-angle obliques, mid-altitude context views, and top-down site diagrams as a coordinated set, so a project can tell the same scale story across a pitch deck, a press release, and a hearing board.

02: Low-altitude obliques & streetscapes

Bird's-Eye & Neighborhood Aerial Renderings

Overview

Low-angle obliques between roughly 200 and 500 feet are where a building's form still reads while the surrounding neighborhood tells the market story. We use these for entitlement submissions, brochure spreads, and pre-sales, especially where buyers need to feel the walkable context and not just the project footprint.

03: Site, massing & entitlement studies

Site, Massing & Entitlement Aerial Studies

Overview

Massing diagrams, shadow studies, view-corridor analyses, and photomontages built to the format standards of the reviewing agency. These visualizations do the technical work of entitlements without giving up the storytelling that carries the same project into community meetings and press.

04: Drone-integrated context

Drone-Integrated Aerial Photomontages

Overview

For 3d visualization projects on existing sites we integrate the 3D model directly into real drone footage or stills of the site, so the rendered building sits in the exact block, tree line, and skyline it will occupy. It's the fastest way to earn confidence from a planning board that has seen too many floating renders.

Multifamily

Multifamily Aerial Renderings

Photorealistic 3D aerial renderings for multifamily developments, from garden-style communities and mid-rise wrap buildings to high-rise towers and podium projects. We show building relationships, amenity decks, parking structures, pool decks, pedestrian circulation, and street context in a single frame, with accurate massing, roofscapes, and landscaping. These bird's-eye views support entitlement submittals, capital raises, pre-leasing campaigns, and investor pitch decks by communicating scale, density, and neighborhood integration, and we can also animate the aerial into a flyover or orbit reveal for launch videos and investor presentations. Every rendering is built to the exact site dimensions and finish specifications so the image matches reality.

Single-Family

Single-Family Aerial Renderings

Photorealistic 3D aerial renderings for master-planned single-family communities, build-to-rent neighborhoods, and production-home subdivisions. We render lot layouts, street grids, parks, trails, amenity cores, and open space from the exact camera angle your sales team needs for signage, brochures, and sales-center displays. Every aerial is built from civil drawings and product plans so lot counts, setbacks, and elevations match the real community, with animated flyovers and phasing overlays that help buyers understand how the community will mature from groundbreaking to buildout and beyond. These assets are delivered at print resolution and web-ready sizes so teams can use them immediately across channels.

Mixed-Use

Mixed-Use Aerial Renderings

Photorealistic 3D aerial renderings for mixed-use developments that combine residential, office, hotel, retail, and public space in one integrated district. We communicate entitlement massing, block context, ground-floor retail frontage, parking, and public-realm improvements in one cohesive image, coordinating every component so city councils, retail brokers, and equity partners read the project the same way. Ideal for planning submittals, community meetings, and retail leasing brochures, we deliver every angle as a coordinated set so the project reads consistently across planning, leasing, and investor communications. The same visual package can be extended into animations, 360° tours, and VR experiences for deeper engagement.

Hospitality

Hospitality Aerial Renderings

Photorealistic 3D aerial renderings for resorts, hotels, and branded residences, placing the property inside its landscape, coastline, or urban context. We render pool decks, beach frontage, villa clusters, arrival sequences, parking, and back-of-house circulation the way brochures, OTA hero shots, and brand-approval decks need to see them. Aerial hospitality renderings support brand submittals, EB-5 and international investor packages, pre-opening marketing, and destination-wedding sales, and we can also produce animated flyovers and seasonal variations that show the resort in its best light year-round. We coordinate every view with the same lighting, scale, and material palette so the story stays cohesive across deliverables.

Senior Living

Senior Living Aerial Renderings

Senior living aerial renderings place residences, care buildings, amenities, parking, walking paths, and outdoor rooms in one readable view. They are useful for phased campuses and continuing care communities where a ground-level image cannot explain how the pieces connect. We work from the site plan and landscape information to create aerials for planning reviews, ownership presentations, fundraising, and marketing, with enough context to show how the community fits its neighborhood.

FAQ

3D Aerial Rendering FAQs

Answers about camera angles, drone integration, entitlement deliverables, and turnaround.

What is 3D aerial rendering used for?

Aerial rendering shows a project from above to communicate scale, site context, and the relationship between buildings, landscaping, and surroundings. It's essential for masterplans, large developments, investor presentations, and entitlement and approval processes — anywhere a ground-level view can't convey the full scope.

What's the difference between aerial rendering and masterplan rendering?

Aerial rendering is a viewpoint — a bird's-eye view of any project. Masterplan rendering applies that viewpoint to large multi-building developments to show the full community, its amenities, circulation, and phasing. The two overlap and are often delivered together as part of the same package.

Can you create aerial renderings from drone footage?

Yes. We can integrate a 3D model into real drone footage of a site, or build the surrounding context entirely in CGI to show a development at a specific address and scale before construction begins. The right approach depends on whether the site and its surroundings already exist.

How long does an aerial rendering project take?

Timelines vary with the size of the site, level of surrounding context, and round count. Every project's turnaround is confirmed in the proposal based on the final scope and current studio availability, so you have a firm delivery schedule to plan against before work begins.

What altitude and camera angle works best for an aerial rendering?

It depends on what the image needs to communicate. Low-angle obliques (roughly 200–500 ft) show building form and street-level context, mid-altitude views (800–1,500 ft) capture full sites with surroundings, and top-down orthographic views work for masterplan diagrams and phasing. We typically recommend a small set of complementary angles rather than a single hero shot.

Do aerial renderings include surrounding buildings, roads, and landscape?

Yes. Accurate context is what makes an aerial render credible for investors, city officials, and buyers. We model neighboring buildings, streets, waterways, mature trees, and topography from survey data, GIS, and reference photography so the site reads as a real location — not a floating model.

Can aerial renderings be used for entitlements, EIRs, and city submissions?

Regularly. Aerial photomontages, shadow studies, and view-impact analyses are among the most requested deliverables for planning submissions and community meetings. We match the format and standards required by the reviewing agency so the images can be submitted without rework.

What file formats and resolutions do you deliver aerial renderings in?

Standard delivery is high-resolution JPG and PNG at print quality (300 DPI, up to 6K on the long edge), sized for web, presentation decks, print collateral, and large-format boards. Layered PSDs and animated flyover clips are available on request.
