Most people attend two or three events a year, chosen by the conversation they need to have.
Principal-heavy meetings: NIC Fall for senior housing, NMHC Annual for apartments, ALIS and NYU for hotels, MIPIM for international and cross-border capital. These events draw the people who sign checks, but they also fill with intermediaries, so the useful meetings are the ones booked before you arrive.
ICSC Las Vegas is the main floor for retail and restaurant ground floor. OPTECH covers multifamily leasing and operations technology, while IBS is where production and custom builders line up partners. The floor is noisy; the relevant people are the ones with a vacancy or a product to place.
AIA27, Greenbuild, and ULI Spring or Fall are the rooms where architects hear about new work and compare notes. The cycle is slower than an investor event, but the relationships tend to last longer.
ULI meetings are the most deliberately educational, with project tours that show what is actually getting built. NIC and NMHC also publish sector data in their education tracks, which is useful if you are new to senior housing or apartments.
AIA27 and Greenbuild for design talent, IBS for construction and builder roles, HITEC and OPTECH for hospitality and multifamily operations. The best hires usually come from hallway conversations, not the job boards at the back of the hall.

Why it matters. The flagship annual meeting of the association formerly known as NAIOP. If your pipeline is industrial, logistics, or suburban office, this is the room.

Showing work on the floor
We produce the films, renderings, and interactive work that end up on these stands, so this is what we see working across a show floor.

A two minute project film holds a booth better than a loop of unrelated clips. People stop for a story about one building, not a highlight tape. Cut a version with no sound that still reads, because the floor is loud.

Three large renderings at full resolution beat twenty thumbnails. The failure mode we see most often at trade shows is an image scaled up past its source resolution, which reads as low quality from four feet away.

An interactive masterplan or a 360° tour on a touchscreen changes a booth conversation, because the prospect is using it instead of watching you present. It also travels home as a link.

VR draws a crowd and stalls just as easily. It works when one person is responsible for the headset all day, sanitizing it and resetting the scene. It fails when everyone is busy.

Whatever you show on the floor should exist at a URL you can email that night while they still remember the conversation. A printed board cannot follow anyone home.

By attendance, ICSC LAS VEGAS on May 24 to 26, 2027 draws more than 25,000 commercial real estate decision makers, and the co-located IBS and KBIS draw more than 115,000 professionals during Design & Construction Week. For senior leadership rather than raw scale, the NMHC Annual Meeting on January 26 to 28, 2027 and the NIC Fall Conference on October 21 to 23, 2026 are the events people protect on their calendars.
NMHC Annual Meeting in late January is the anchor. Add OPTECH in November if your team is evaluating leasing technology and virtual tours, the NMHC Student Housing Conference in October if you build purpose-built student accommodation, and ULI Spring or Fall if you want the land use and design conversation alongside the capital one.
The AIA Conference on Architecture and Design, held May 19 to 22, 2027 in Philadelphia, is the largest US gathering of architects, with the expo on May 20 and 21. Greenbuild on October 20 to 23, 2026 at the Javits Center draws design teams focused on performance and LEED. ULI meetings pull in architects working on masterplans and mixed-use.
The Lodging Conference, October 5 to 8, 2026 at the JW Marriott Desert Ridge in Phoenix, is the industry's premier development and dealmaking room. ALIS on January 25 to 27, 2027 in Los Angeles and the NYU Investment Forum on June 6 to 8, 2027 at the Marriott Marquis cover the investment and ownership side. HD Expo on May 3 to 5, 2027 at Mandalay Bay and BDNY on November 8 to 9, 2026 at the Javits Center cover design and procurement. Most hospitality teams split between the capital events and the design events because they solve different problems.
Yes. I.CON West on March 9 to 10, 2027 is the largest US event focused exclusively on industrial development and operations. The broader CREDA Conference, formerly NAIOP CRE.Converge, on October 5 to 7, 2026 in Denver also skews industrial and office.
The NIC Fall Conference. The 2026 edition runs October 21 to 23 at the Sheraton Grand Chicago Riverwalk and draws more than 3,000 senior housing and care leaders, and the 2027 edition is already scheduled for September 20 to 22 in Houston.
One short project film that reads without sound, a small number of large prints at full source resolution, and something interactive the prospect can drive themselves. Avoid scaling images beyond their source resolution for large-format prints, which is the most common quality problem we see on trade show stands.
