The short answer

Most large projects should do both.

A physical scale model and an interactive 3D masterplan are not the same purchase, and treating them as an either-or is usually how a sales program ends up worse at both jobs. The model is an object that makes a project feel real in a room. The interactive masterplan is a tool that answers questions, updates when the design moves, and travels to people who will never visit the sales center.

On price they overlap more than people expect. Masterplan and sales-gallery models run roughly $8,000 to $100,000 and up according to Carve Model, US scale model pricing guide, with concept and massing models starting near $4,000. Our own published cost guide puts an interactive digital twin at $25,000 to $100,000 and up. A simple massing model is the cheaper object by a wide margin. A detailed, illuminated sales-gallery model is not.

So the decision is rarely about which is cheaper. It is about which of the two jobs your project actually needs, and in most multi-phase developments the honest answer is both.

Five situations where the physical model is the better buy

We sell the interactive version. That is exactly why this section exists. If your project looks like one of these, a model maker will serve you better than we will, and you should spend the money there.

A permanent flagship sales center

If buyers are coming to a physical room for two years, an object in the middle of it earns its cost. People walk around it, point at it, and argue over it in a way they do not around a monitor.

A single-phase building

One tower, one design state, no phasing to explain. The thing an interactive experience is best at, showing change over time, is not needed, so you are paying for capability you will not use.

Prestige and press

A well-made model photographs. It ends up in the launch coverage, the brochure, and the lobby afterwards. A screen capture of a masterplan interface does not carry the same weight.

Nothing to go wrong

No power dependency beyond the lighting, no network, no device. On a launch weekend with three hundred people through the door, that reliability has real value.

Group decisions in one room

A council session or an investor committee standing shoulder to shoulder over a model reads differently than the same group watching one person drive a screen.

Six things a model physically cannot do

Every phase, not one

Phase one built, phase two under construction, phase three entitled. An interactive masterplan animates the sequence. A model has to pick a year.

It survives design changes

Unit mix shifts, a podium gets redesigned, a retail frontage changes tenants. The experience is updated and re-published without rebuilding anything physical.

It travels

Remote buyers, offshore capital partners, and broker roadshows get the same session the sales center gets. No flights, no shipping crate.

It carries live inventory

Availability, pricing, orientation, and floor plates can sit behind each unit, so the sales team is working from one current source instead of a printed board.

The view from a specific unit

This is the one thing no scale model can do at any budget, and it is often what closes a premium unit. The buyer sees their own window, at the hour they asked about.

It keeps selling after launch

The link lives on the project website and in every broker email. The model lives in one room and eventually gets moved to storage.

The honest recommendation

The model is the hero. The interactive is what sells.

Nobody has to cancel a model they have already fallen for. The sequence below gets more out of both budgets than either one spent alone.

01 / Build the digital model first

The 3D model that drives an interactive masterplan is the same geometry a good model maker wants as a source file. Starting digital means the physical model gets built from resolved data instead of drawings in flux.

02 / Let the model be the hero object

Put it at the center of the gallery. It signals permanence and it is what people photograph. Nothing about an interactive experience asks you to give that up.

03 / Let the interactive do the selling

Unit selection, views, finishes, availability, phasing. This is the work the model physically cannot do, and it is the part that runs on a buyer's phone at home that evening.

04 / Freeze the model, keep the screen current

When the design moves, update the interactive and leave the model alone. You stop paying for rebuilds and the sales floor stops presenting stale information.

The third option

Make the physical model itself interactive

The comparison above treats the model as a static object and the screen as the interactive layer. In practice the two can be merged.

A physical model can be wired with addressable LEDs, capacitive touch points, or projection mapping so rooms, phases, or unit types light up as visitors select them. That layer can be tied back to a companion app — Ground Control for sales-center installations or Sky Control for browser-based sessions — so the model and the digital twin share one data source.

    Light the building by phase, use, or unit type

    Addressable LEDs inside a model can illuminate the current release, a future phase, amenities, or a selected unit stack. The visitor sees the same story on the object and on the screen.

    Mirror the digital twin

    When a buyer taps a unit on a nearby screen, the corresponding block or floor can light on the model. The two experiences share one data source, so pricing, availability, and phasing stay in sync.

    Keep the model as the hero object

    Projection mapping and embedded lighting do not replace the physical presence of a well-made model. They add a responsive layer to it, which can be updated without fabricating anything new.

    A proven sales-gallery format

    We have wired sales-gallery models so that selecting a residence on a screen lights the matching floor on the model. The result is still a room anchor, but one that responds to the conversation.

One model, the object and the experience

Questions developers ask before they commit

Is an interactive 3D masterplan cheaper than a physical scale model?

Not automatically, and anyone who tells you it always is has not priced both. Carve Model's published US guide puts masterplan and sales-gallery models at roughly $8,000 to $100,000 and up, with concept and massing models starting near $4,000. Our own published range for a browser-based interactive masterplan or digital twin is $25,000 to $100,000 and up. A simple massing model is cheaper than any interactive build. At the top of the range, where a sales-gallery model is fully detailed and illuminated, the two land in the same territory, and the interactive does considerably more for the money.

When is a physical scale model still the better choice?

When you have a permanent sales center buyers will visit for a year or more, when the project is a single building with one design state, when the model will be photographed for press and later installed in the lobby, and when the presentation has to work with no power or connection. Those are real advantages and no screen replaces them.

How long does each one take to produce?

Carve Model describes roughly two to four weeks of fabrication for most architectural models, before file preparation, approvals, shipping, and installation are added to the schedule. An interactive masterplan generally runs eight to twelve weeks from the point we receive a usable model, though a single-phase site with clean geometry can move faster.

What happens to each one when the design changes?

The physical model needs the affected section rebuilt, quoted as new work. In practice many teams skip it and keep presenting a model that no longer matches the drawings. An interactive masterplan is re-exported and re-published, usually in days, and every person holding the link gets the corrected version automatically.

Can an interactive masterplan show the view from a specific unit?

Yes, and it is one of the few capabilities that has no physical equivalent. The buyer picks a unit and sees the actual sightline from those windows, at the time of day they care about. A scale model can show which way a unit faces. It cannot show what the buyer will see.

Do developers usually do one or both?

The teams we see getting the most out of both budgets do both, deliberately. The model is the hero object in the gallery. The interactive is the thing that follows the buyer home, goes to the investor meeting, and stays current when the design moves. We are not asking anyone to cancel a model they have already committed to.

What do you need from us to scope an interactive masterplan?

A site model or masterplan drawings, the phasing plan, unit mix and floor plate data if unit-level browsing is in scope, and the date it has to be live. We return a fixed-fee proposal listing the features, the phases covered, and the schedule.

Does the interactive work on a phone?

Yes. Browser-based experiences run on a laptop, tablet, or phone with no app and no download. Heavier real-time builds are streamed from cloud GPUs, so the device only needs a decent connection.

Can a physical scale model be interactive too?

Yes. A model can be wired with addressable LEDs, touch points, or projection mapping so rooms, phases, or unit types light up as a visitor selects them on a screen. We have built this in a sales-gallery setting, tying the model to the same data layer behind our Ground Control and Sky Control platforms so the object and the screen stay in sync. It is not a replacement for a full interactive masterplan, but it is a strong middle ground when the model has to remain the centerpiece.
