How our virtual staging works

  1. 01

    Send empty photos

You send photos of the vacant unit or commercial space. Straight-on wide-angle shots at eye level work best — same shots a listing photographer would take.

  2. 02

    Style & scope

You pick the target look — modern, transitional, luxury, workplace — and any brand references. We flag anything the photos won't support and align on turnaround.

  3. 03

    Photoreal staging

3D furniture, art, rugs, and finishes are composited into the empty photos with matched perspective, shadows, and lighting. Not filters — full CG furniture at listing-photo quality.

  4. 04

    24–48h delivery

Staged JPGs delivered in 24–48 hours at listing and web resolutions, with clear before/after pairs. Roughly 90% less than physical staging, and clearly labeled as virtually staged for MLS compliance.

FAQ

Virtual staging FAQs

Answers about cost, turnaround, disclosure, and photo requirements.

What is virtual staging?

Virtual staging is the process of digitally adding photoreal furniture, art, rugs, and finishes to photos of an empty property so buyers and tenants can picture living or working in the space. Done well, it looks like a fully staged listing photo — not a filter or a cutout — and costs roughly 90% less than moving in physical furniture.

How much does virtual staging cost?

Our virtual staging starts well below the cost of physical staging — typically 90% less — and is priced per photo based on room type, style complexity, and any special requests like removing clutter or changing wall color. Volume pricing is available for listing sets and multifamily unit rollouts.

Is virtual staging worth it?

For vacant listings, yes. Empty rooms photograph small and cold and get scrolled past. Virtually staged photos consistently improve click-through on listing sites, showings booked, and time-to-offer, at a fraction of physical staging cost and with a 24–48 hour turnaround instead of weeks.

How long does virtual staging take?

Standard turnaround is 24 to 48 hours from receiving your empty photos. Rush turnaround is available for time-sensitive listings.

What photos do you need?

Wide-angle, well-lit, straight-on shots at roughly eye level — the same photos a professional listing photographer would take. High-resolution JPGs work best. If you have a photographer scheduled we can share a quick shot list to make sure everything we need is captured.

Do you do commercial and multifamily virtual staging?

Yes. We stage vacant office floors, retail bays, restaurant shells, and hospitality lounges alongside residential units. For multifamily we can stage entire model unit sets across floor plans and style tiers in a single delivery.

Do I need to disclose that photos are virtually staged?

Yes. MLS rules in most markets and NAR guidelines require a clear disclaimer indicating that photos are virtually staged. We deliver an optional labeled version alongside the clean version so you can meet that requirement.
