Sterling Bay and MRP Realty engaged Radical Galaxy to reposition the building's marketing: rooftop, lobby, and fitness renderings anchored by an animation that climbs from street level through the amenity stack.
The Challenge
The team needed to convert a legacy DC office building into a modern trophy leasing story. The marketing had to lead with the indoor-outdoor rooftop, activated lobby, and updated fitness center rather than the building's older bones.
Our Approach
We rendered the rooftop terrace, lobby, and fitness spaces as the marketing anchors and paired them with an animation moving from street level up through the amenity stack. The frames were composed for pitch decks, leasing brochures, and the property's website with the same source model.
The Outcome
A leasing-ready rendering and animation package for 1899 Pennsylvania Avenue used across Sterling Bay and MRP Realty tenant marketing, brokerage outreach, and the building's leasing website.
