Radical Galaxy Studio produced photoreal Times Square retail-corridor renderings for 761 Seventh Avenue, a Midtown Manhattan repositioning marketed by Newmark. The visuals gave the leasing team a night-and-day view of the updated ground-floor facade, including illuminated storefront glazing and a pedestrian-scale streetwall, before any construction began, so brokers could take prospective tenants through the reimagined block in a package they could actually hand out.
The Challenge
761 Seventh Avenue sits half a block off Times Square, one of the most photographed retail corridors in the world, which is exactly the problem. Every existing photo of the building showed the old tenant's signage, the old awning, and the old streetwall. Newmark was repositioning the ground floor for lease, and there was no way to walk a prospective retail tenant past the block and say here is what you will be signing into. A tenant deciding on Midtown rents needs to see the storefront at night, needs to see how the glazing reads from the sidewalk, needs to see the block the way their customer will see it. Existing photography could not do any of that, and construction had not started.
Our Approach
We rebuilt the ground floor of 761 Seventh Avenue as a coordinated 3D environment and framed it the way a pedestrian actually experiences Midtown: on foot, at eye level, at the moment the lights come on. The first rendering is the corridor after dark, with illuminated storefront glazing, the repositioned facade reading cleanly against the Midtown streetwall, and the Times Square glow present but not competing. The second is the daytime streetscape, pedestrians moving past, the new ground-floor frontage in context with the rest of Seventh Avenue. Same building, same modeled geometry, two moments a leasing package needs. We built both at 6000 pixels wide so Newmark could pull crops for a broker deck, a printed leaflet, a listing site, or a full-page pitch without the image ever getting soft.
The Outcome
Newmark walked into leasing conversations with the repositioned block already visualized. Not a mood board, not a floor plan, but the actual corner as a tenant would see it on opening night. The renderings gave the marketing package a single, confident image of the future ground floor, in a Midtown market where a broker meeting often comes down to whether the prospective tenant can picture their brand on the glass. That picture existed before the block did.
